Frequently Asked Questions

  • Why Perform A Home Inspection?

    • The purpose of the home inspection is to provide a thorough visual assessment of the structure by a well-trained, experienced professional.

    What is a home inspection?

    • It is a thorough, in-depth visual examination of the structure and operating components of a home by an unbiased professional. Its primary objective is to uncover major defects or system inadequacies so informed decisions can be made by all parties involved. It should not be confused with an appraisal, a municipal code inspection or a guarantee of any kind.

    Who needs a home inspection?

    • A homebuyer benefits from an objective assessment of a prospective home’s condition, helping to avoid unexpected repairs, identify safety concerns, and understand the long-term implications for the overall integrity of the structure.

    • A home seller can also benefit from inspection information by helping them comply with disclosure requirements, address previously unknown issues prior to listing, and reduce potential liability.

    • A homeowner who did not obtain an inspection at the time of purchase can gain valuable insight into the home’s condition and obtain information necessary to properly maintain and preserve the property.

Is it necessary to have a brand new home inspected?

    • Even new homes can benefit from an inspection. While systems may be factory-tested, they have not yet been “family-tested” under normal living conditions. Builders are typically willing to address defects when identified, and an inspection can help ensure that needed repairs and finishing items are corrected before move-in, reducing future questions about the source of imperfections.

Are there any limitations to the home inspection?

    • When you consider that a large portion of a home’s components—such as electrical, plumbing, and insulation—are concealed, a complete visual inspection of all elements is not possible. Furniture placement and weather conditions may further limit accessibility. An inspector’s responsibility is to thoroughly inspect all readily accessible areas of the property. Any limitations encountered during the inspection will be documented in the Report.

  • What locations do you service?

    • We provide inspection services the Twin Cities area, eastern MN and western WI.

When is the right time to schedule an inspection?

    • Once your purchase offer has been accepted, it is recommended to include an inspection contingency in the contract. Scheduling the inspection as early as possible is courteous to the seller and helps keep the transaction on track. Additionally, inspections can be useful for understanding the condition of your current home or a home you are selling, helping identify potential issues before they become problems.

How soon can an inspection be scheduled?

    • Inspections are typically scheduled within 24 to 48 hours of your call. Or as soon as possible to meet tight deadlines.

How long does an inspection usually take?

    • Most inspections last two to three hours, depending on the size of the home and current weather conditions.

    Should I attend the inspection?

    • Yes—attendance is encouraged. Walking through the home with the inspector provides valuable insight into the property. While anyone can observe conditions, a trained inspector helps interpret what those conditions may indicate. For example, a freshly painted basement floor may appear cosmetic but could also suggest an attempt to conceal past moisture issues.

    • Being present also allows you to become familiar with important components such as utility meters, main shut-off valves, and electrical panels. Questions are welcome, and the discussion helps clarify findings that will be detailed in the Property Inspection Report, which is reviewed at the conclusion of the inspection.

When Do I Receive My Report?

    • You will receive your report within 24 hours.

    What is the cost?

    • Home inspection fees are based on the age and square footage of the home. When you schedule your inspection, we can provide you with a customized price for your property.

  • Will my home inspector advise me on whether the home is a good investment?

    • No. Every home has imperfections, and each buyer’s ability to address them is unique. Your inspector can identify issues, but it’s up to you to consider whether you can repair them yourself or afford professional repairs.

    • Home inspectors are here to provide you with information about the condition of the property, so you can make a more informed decision.
